A beautiful 535 acre ranch located high atop Dallas Divide,  the breathtaking views from this ranch are pastoral, captivating and completely unobstructed, sprawling over 100’s of acres of picturesque sunrises and an abundance of wildlife.  Located approximately  a ½ hour from the legendary Telluride Ski Resort, this rare piece of property offers some of the best views in the world.

This ranch has it all with stunning views of Mt. Sneffels, the San Juans and the Cimmarrons. Enjoy old-growth Aspen forests, ponds, springs and rolling meadows suitable for any horse or ranch enthusiast. The ranch may be subdivided into 35 acre parcels or used commerically for a guest ranch or bed and breakfast.

A nature lover’s paradise, the property has been managed since October 2003 by Dr. Harry Jacobson, an internationally known wildlife biologist.  All improvements on the property, including road and power line placement have been engineered to create a minimum of disturbance to wildlife.  The existing home site location also was chosen to provide little to no impact on resident wildlife, but still at the same time provide maximum viewing opportunity.

An additional benefit of this particular property is that it could easily be put into a conservation easement.   This would provide long term protection of the natural beauties and wildlife that is present and would also provide a very substantial tax benefit to the purchaser.

Elevation: From about 8,900' to over 9,300'.

Vistas: From the top of the property on West Baldy there is an unimpeded 360 degree view. To the North and east a spectacular view of Pleasant Valley, toped by horsefly peak (10,348). To the west one can see for miles looking across Howard Flats and from the South West to the South East is the most incredible vista of the Mount Stneffels wilderness area with Hayden Peak (12,987), Mear's Peak (13,496), Walcott Mountain (13041), Mount Sneffels (14,150), Cirque Mountain (13,686), and Mount Ridgeway (13,468).

The property is completely surrounded by other large properties, with the smallest being more than 100 acres in size and the largest being a ranch that encompasses several thousand acres. The Uncompagre National Forest is only a few miles distance, with a wealth of hiking and nature trails. The quaint town of Ridgeway is only about 12 miles distant, and the large Ridgeway Reservoir and State recreation area is only around five miles further. The historic town of Ouray with its hot springs and fine restaurants and shopping is a twenty five to thirty minute drive from the ranch. The city of Montrose and its airport is only a 45 minute drive from the ranch. Telluride with its airport and spectacular ski resort area is only around twenty five miles away.

Aside from the already mentioned wildlife, the ranch itself offers a diversity of habitat and opportunity for recreational activity, from horse back riding to cross country skiing. The upland aspen and oak forests which cross the upper slopes of the ranch give way to a rich mountain pasture on the lower portion of the ranch which is approximately two thirds pasture and mountain meadow habitat with the aspen and oak brush well interspersed with the open pasture.

The property is priced at 4.8 million USD.
